HSWA Compliant Site Plan

The Hazardous Substances Regulations, including the performance standards, have specific requirements for site plans which are required when hazardous substance quantities exceed the levels in the Regulations.
Your certifier will advise you when a site plan is required.
Some of the important requirements are:
The scale of the plan must enable the plan to meet its purpose
Dimensions must be shown in relation to the site boundary
All hazardous substances locations must be shown
Hazardous areas must be shown
Controlled zone distances must be shown
In many cases, the technical demands of plans make a professional’s assistance very important. We can combine our architectural skills with our knowledge of the Regulations to prepare a plan which meets your needs. Our approach is to prepare a high-quality plan at a reasonable cost on a timely basis. We will make amendments at no additional cost to you if they are required by certifiers. We will be able to make amendments quickly and cheaply when your site changes and changes to the plan are required.
The design process

We will determine property boundaries and lot dimensions before drawing a site plan in 2 options:

The legal description of your property, which should be included on the deed, usually contains your property's lot or parcel number and the subdivision name in which your lot is located.

Using a previously approved site plan of the property as a guide. If there is an existing structure on the property, there is a possibility that the City Council may have an archived copy of the original building plans on file, including a site plan. You must make a public records request through the City Council in order to obtain old site plans.

We will determine the location of structures and other site features in relation to the property boundaries:

Using the property boundary location and dimension information gathered we determine the location of existing buildings, streets, and other site features in relation to the property boundaries.

If required, we will determine the location of the dangerous goods:

Using the audit report prepared by a qualified Certifier we locate the dangerous good that are present on your premises

We draw a site plan.

We will use all the information gathered in Steps 1 2 and 3 to prepare your site plan.
